The inventory is a record of the condition of the property at the beginning of the lease. French law considers that a leased property is in good condition at the beginning of the contract, unless there is evidence to the contrary. The inventory is often drawn up by a bailiff, but can be prepared and signed by the owner and the tenant. At the end of the lease, after the tenant has left the apartment, another inventory is necessary to make a comparison with the one signed at the beginning of the lease. In case of damage, the owner can deduct from the deposit the cost of this damage. The deposit is a maximum of one month for the first rent for unfurnished rents and two months for furnished rentals.
